Structured Participation

In this day of tight credit, the need of owners to seek equity participation.  Facing foreclosure because existing lenders are not in a position to extend  needed credit when it is crucial to your business, or renew loans, many borrowers are facing foreclosure and are in peril of losing their interest in their properties.  We assess the needs, and risk of the potential participation.  Depending upon perceived risk and economic drivers of the property in the leasing or sales risk, the time of the commitment in invested capital, we develop a pricing model and percentage of participation.  An example is entering into a structure where the lender becomes a capital partner and receives a preferential return on invested funds, plus a percentage of the project.  Charter Equities, Inc, or affiliate Charter Companies, LLC acts as the managing general partner in the new structure.  We work to optimize the protection of both our participating investors and the client needing additional capital to retain ownership, complete tenant improvements or project completion.

We are often able to interceded with existing lenders and negotiate a discount of the current encumbrances.  Our participation brings credibility with a seasoned financial management team along with new capital.
